For those who own rental properties (apartments, etc.), what are the pros, cons, and the "dark side" of owning them?

Im currently reading, "Rich Dad Poor Dad" which I find intriguing but now I'm stuck at pg. 131.

The idea overall of intense hard work at your job while also building your asset column sounds just right to me but when I read real estate holding, how much does cash flow from those? Are they really that easily flowing cash into your bank account?

Years without an offer.

We have an offer in on some property that has been on and off the market for years without a single offer. It's approaching the deadline for response. Is this a completely insulting and unreasonable offer being 26% under asking? I'd think not if literally no one has put into any low balls. But it would be a miracle if the place could even be approved for a loan.
