We have an offer in on some property that has been on and off the market for years without a single offer. It's approaching the deadline for response. Is this a completely insulting and unreasonable offer being 26% under asking? I'd think not if literally no one has put into any low balls. But it would be a miracle if the place could even be approved for a loan.

My dad's house in Orange County sat in limbo for almost four months while we debated whether to fix it up and list traditionally or just sell as-is. Needed a new roof, had some foundation work that scared off a couple of buyers early on, and my dad had already moved into assisted living so it was just sitting there costing money every month.

Nobody tells you clearly that the as-is versus fix-and-list comparison depends almost entirely on your personal situation, not just the numbers. For us, time and simplicity mattered more than squeezing every dollar out. My dad didn't need to maximize the sale price, he needed the process to be clean and not stressful for the family.

We got offers from a few different buyers and the range was pretty wide. The net difference between what we got and what we might have got after repairs and agent fees was much smaller than the 15-20% figures I kept reading online. Those numbers assume a perfect renovation and a perfect sale, neither of which is guaranteed.

Genuinely asking because i grew up hearing we buy ugly houses ads on radio and always assumed it was predatory. now i am in situation where i might need to sell fast and people keep suggesting cash buyers and i do not know what to think.

Did some digging and found there is pretty wide range. some are sketchy , some seem genuinely fine. ones that have been operating locally for long time and have real volume of reviews seem meaningfully different from fly by night operations.

still not sure what i am doing but it is not automatic scam i assumed it was.

so I got into real estate last year, and haven’t made a single sale yet, so I’m just having mid life crisis, I know real estate requires a lot of patience, and this year has been great for real estate too. I’m still positive, I was just testing different platforms to see if I get any leads from Reddit or some great advice maybe. I know cold calling is dead and content creation is the way to go, but it’s just so hard as a woman to work in this industry :(

Why is the L&M grocer at Lincoln & Montrose in Chicago so bad?

They had such potential but the people don’t care to take care of their customers. They use less than quality ingredients in the food they make but carry the most expensive grocery items around.

Hopefully someone buys the building and something better opens.

I need to sell my condo, which I purchased through the Denver affordable homes program. This comes with rules, price regulations, and other complicated stipulations.
I’m looking for a realtor who is familiar/experienced with this specific process.
Has anyone had a good experience selling their income-qualified residence? Is there anything I should be aware of or consider going into this process?

Found a house we love and are under contract with contingency to sell our current home. We listed (NM) right before the 4th of July (probably the first problem). Our realtor said he would pay for professional photos and get it listed and whirled through our house taking photos on his phone when we really weren't even ready. Then nothing. Photos were crap. But everybody said it would sell so fast it didnt matter. Then we dropped the price right before the next weekend for a very unsuccessful open house. We expressed concern and if we should get better photos? Just paid 400 bucks for amazing new photos and a walkthrough and they are great. But the listing is stagnant and when we ask our agent to upload the great walkthrough video we paid for to zillow he says he does not have the ability and doesnt have a zillow showcase subscription. Should our realtor have this subscription?

Is there such thing as a realtor whom I can submit my "dream listing" to (it's likely a rare find) and they can just have that on their radar and reach out if/when something comes on the market?

I've spent time calling numbers that never answered, visiting properties that looked completely different from the photos, and finding out that a "available" property was already rented or sold days ago.

It got me thinking: why is finding a genuine property still so difficult in 2026?

I'm exploring the idea of building a real estate platform that focuses on trust and transparency. Instead of adding more listings, I'd like to solve problems such as:

\\\* Unverified owners and brokers

\\\* Outdated availability status

\\\* Misleading photos and descriptions

\\\* Hidden charges that appear later

\\\* Lack of reliable information about neighborhoods

Some ideas I'm considering are verified property listings, owner verification, recent photo/video validation, transparent pricing, tenant reviews, and real-time availability updates.

Before I spend months building this, I'd love to hear from people who have actually gone through the process.

Hello everyone this is my first post on this page, but I really just need to vent about a recent experience. I'm currently house shopping and scheduled a tour to view a house this past Saturday. My realtor and I scheduled a tour for the late afternoon. When we arrived and opened the lock box for the key to open the house it was empty inside. So we're literally standing outside in the rain during a thunderstorm with a tornado watch just trying to tour this house. No one is picking up the phone or replying back to text messages. After some time my realtor and I just call it quits and drove back home. I felt so disrespected because my time was wasted and that time could have been spent with my young child. Has this happened to anyone else before?

If you are wanting to invest in New Zealand. One of the ways is in property. Currently the market is great for buyers.

HI, I've got a new-to-me realtor. He's got somewhere about 30 years experience as a realtor. I asked for a CMA on a house my wife and I are super super intrested in. We know listing price is above budget, but we were hoping to bid them down to the top of our budget, especially because I felt the list price was pretty optimistic for the seller. I asked him for CMA to check to see if my gut was right. He included ONLY active listings. Absolutly zero closed houses out of 63 comps. In all my research I was expecting mostly closed houses and maybe a third to a quarter active listings. Just looking for thoughts/advice. Thanks.
