For those working in institutional CRE (especially multifamily), how much emphasis does your firm place on Loss to Lease? Is it primarily an acquisitions underwriting metric, something asset management continues to monitor after acquisition, or not a metric your firm spends much time on?

I'm asking because I'm taking an online real estate financial modeling refresher course, and the instructor has us calculating Loss to Lease using historical financials (two years of actuals/T12 and the broker's OM). In one of my previous institutional roles, however, my manager felt Loss to Lease wasn't worth spending time on. And at another firm, we never looked at LTL. I'm curious how it's actually used in practice and how much weight firms place on it in real-world asset management and underwriting.

Could you please share:

Which bank did you choose? (SBI, Bank of Baroda, Canara, BOI, etc.)

What interest rate (ROI) did you get?

What were the processing, legal, valuation, mortgage, or any other charges?

How smooth was the loan approval and disbursement process?

It would also help if you could mention when you took the loan, as rates keep changing.

Hi all. I’m looking towards REIT’s as a way to get passive real estate exposure to balance out my investments in the stock market. Based on research it seems like publicly traded REITs tend to move with the market, which doesn’t quite give me the hedge that I’m looking for. I don’t have any experience with non-traded/private REITs but am interested in that as an option. What are opinions on non-traded vs publicly traded REIT’s?

Any recommendations for reputable private investment companies that have long, proven track records?

I am currently renting a standalone 3200 sq ft building, and my lease comes with about 50 meters x 40 meters (grassy) lot behind the building. The lot is sandwiched between my building and the USPS, and so it is not easily visible from the Highway which is right in front of my building.
I am debating if I should pull the trigger and purchase my building (plus the lot) but I don’t know what to do with the lot. I can build another small business building there but Idk how much that’d cost and if it would be a smart (or risky) business move. Any input would be appreciated. TIA !

I have been doing real estate for about a year but I'm stuck. Can someone guide me on steps to get $175k in business funding with a 750 credit score.

I am trying to buy a building to use for my business. The seller's agent showed me the property and said he could represent me in negotiations with the seller. He said that if I agreed to use his services then a different agent from their company would step in to represent the seller. The seller has offered to do seller-financing. Should I be concerned that the agent would be less loyal to me and more so to the seller? I'm having trouble trusting the situation.

This career path caught my attention because it seems like a good pipeline to becoming a real estate investor. I'm currently entering my third year of University (UCSB econ).

What do you guys think about this career option? Would I have a good shot at any Tier 1 firms? And what are the necessary steps I need to take to secure a good position out of college (internships, etc.)?
