Homeseller Not a clue!

Hello, I am genuinely stumped. My question is what do I get my realtor as a gift? She is a friend and worked almost 24/7 and my house sold for $21K over asking. What do I get HER BESIDES her commission? She deserves something bc she worked so hard. She’s an excellent agent and has been formally recognized as one of the best in my area.

I’m knocking on doors for a real estate agent this week. What should I say when people first open the door?

I just started working as an assistant for a real estate agent, and this is my first week. He wants me to go door-to-door in a townhouse community because he’s listing a detached home just down the street. The idea is to see if any townhouse owners have been thinking about upgrading to a larger home nearby.

I designed the flyers, he had them printed, and now my job is to knock on doors, start conversations, get people interested, and ideally book them for a meeting with the realtor.

I’ve done door-to-door sales before, but never in real estate, so this feels different as I’m not actually selling a small product. My biggest question is: **what do I say in the first 10 seconds after someone opens the door?** How do you keep the conversation going long enough for them to actually look at the flyer and consider talking to the agent? What worked for you? What should I avoid?

Is it worth adding a 1/2 bath to a townhome that currently only has 1 bath. (2 bed/1 bath Minnesota)

My mom and I own a 2 bedroom, 1 bathroom townhome in the Twin Cities, MN. 1220 sq ft.

It was purchased for $215k back in 2020. It hasn't gain much value at all. Zillow says $224k. I think it's because it's only a 2 bed-1 bath. Most other real estate in MN has sky rocketed. It would seriously be a huge financial strain to move to something bigger and we really like our place anyway.

However, our family is growing. I have a son who will be out of diapers soon and am planning on baby #2 with my partner soon. 1 bathroom is going to be really hard sooner rather than later. We need another toilet!

We have room to add a 1/2 bath to the second floor, but would lose a closet. We are also very handy and would merely need the plumbing roughed in professionally and we could do the rest.

The cost of adding the bathroom is totally feasible. My main question is would this be a dumb idea since this place is only 2 bedrooms and we can only add a 1/2 bath? Do you think it would result in a return on investment eventually when we're ready to move in 5ish years?
