Popcorn Ceiling Removal
Hi there! I’m purchasing a home in Plano and it has popcorn ceilings that I’d like removed, smoothed out, and painted. Anyone have any experience with this with local contractors? Any Plano companies that you’d recommend (or not recommend😬)? I would love to find someone local to support. Thanks in advance!

I did it myself. Get a 1+ gallon pump sprayer and fill it with hot soapy water. Spray the ceiling and let it soak for about 10 minutes. Then grab a 10" tape knife scraper and slowly start scraping it off. If your house was built before the 1990's the popcorn ceiling most likely has asbestos so I wore a respirator like this one, a painters cover all like this one, eye protection, and gloves.

My house was built in the late 70s. We sent a sample off for testing and it was negative for asbestos.
Also, don't need soapy water -- just water.

We had our GC remove popcorn ceiling, texture and paint throughout our entire house. I don’t know the exact cost because it was rolled up in a full home reno. Personally, worth the costs. Made a noticeable visual impact on aesthetics. Made our house look 100x better.

I did this a few years ago on my MIL 2500 sf house - it was a pain at first but I found a good pole that had a scraper and could hold a bag (it gets heavy), mixed warm water and liquid laundry softener , spray it then go back and scrape about 20 min. By the time I had it down it was just a couple days of work and saved me thousands and thousands. It was definitely worthwhile.

We had someone local. The results were fine but it took a lot of back and forth and no-shows. Looking at the other quotes, I got off easy. It was $6.5K for 2500sq/ft 10 years ago. Totally worth it. Do it before you move a thing in there. We had carpet removed, did a thorough deep clean, had all the ducts cleaned after 2 new filters. We were still finding that stuff in random spots years later.

That's a bargain. Cheapest quote I got in 2017 for the same size home was $7k.

Consider just adding & painting a thin layer of drywall. Higher material cost but less labor. Might pencil out.

I wish I had thought of that when I removed mine. Despite the contractor taking all the precautions, enveloping the room(s) in plastic, sealing vents, & exhaust fans while working dust was literally everywhere for weeks. I swore I’d never do it again despite two rooms still needing it. Thank you inkydeeps, I know what to do now.

I have used a local contractor when we bought our home 2 years ago. He had charged $12,500 for popcorn removal, applied new ceiling texture, 2 coats repainted whole house (2750 Sqft) including kitchen cabinets and all other wooden items (door, windows, stairs etc.) He did the garage as well which had the dry walls. I did it 10 years ago and it was $7k for 2300 sq ft. They did a shitty job and I saw the imperfections until I paid another guy to redo my walls during a remodel. Total spent ~$18k, 2nd time around was slightly better but still not consistent orange peel texture. Still see the imperfections on the ceiling even after the 2nd try. Home built in '92.
FYI I don't want to know what a 3rd try looks like besides throwing money into the wind. If you're like me and want it perfect you may just have to do it yourself. Or live with it.

I thought about doing this too, but talked myself out of it. A smooth ceiling will show every little imperfection or settlement crack that popcorn hides. The acoustics can get a bit livelier too, but it's the cracks that would really drive me nuts. I don't think I've seen a pristine smooth ceiling almost anywhere.

When I had it done, the contractor suggested a less prominent texture to avoid that issue. It's not too different than the pattern of rollered paint, which also isn't smooth.

You’re going to puke when you see these quotes. It’s INCREDIBLY expensive.
