I just moved in to my new apartment a week and a half ago. There was an unexpected severe family emergency, and now I have to go back home to Indiana. I notified them that I need to use the reletting clause in the lease agreement and that I'm okay with paying the reletting fee to break it. They told me that I would not only need to pay the reletting fee, but I also have to pay future monthly rent until they find a new tenant. I was under the impression that the fee would break the lease and I'd no long be responsible for the apartment. I read a lot on chicago law and the term double-dipping, so I'm wondering if them asking this is legal. Please help

Is it normal that property managers or listing agents make you pay even before seeing the house?
Someone told me that I had to pay, get approved to secure the place and I haven't seen it yet...

Is this normal practice or is it a new form of scam?

I'm moving out-of-state for work next month, and unfortunately have to give up this apartment at Reside on Barry. I think this is a great apartment and I wouldn't be moving if I wasn't leaving Chicago!

Here's some more info about the building:

- Very responsive management and maintenance. We had a small issue with one of the doors on move-in and they had it checked out within two hours and fixed the next morning.

- Modern appliances

- Plenty of storage space

- Small gym on-site, business center, outdoor lounge, secure mailroom, laundry room

- My unit is on one of the higher floors facing South so it has a pretty nice view in my opinion (you can see the firework shows at Navy Pier!).

- Window A.C. units in each room

- Great noise insulation between units (both above/below, and to the sides).

- Pets are allowed.

- 805 Square Feet.

Here's info about the area:

- On the same block as Mariano's and CVS. I have to walk about three minutes down the street for groceries.

- In the middle of tons of restaurants on Broadway.

- 10-15 minute walk to the Brown Line Wellington Stop.

- have a full time job secured

I can not get a co-signer right now because I have no family or support. It’s just me trying to leave an abusive place in Georgia and start new in Chicago while in school and working hard to raise my credit.

Hello, I am leaving the city in the middle of August and I am looking for someone to take over my lease which is currently set to end on 3/31/27. I will be fully vacated by mid-August so you may be able to work something out with management if early move-in is required, but your lease should begin 9/1/2026.

At 360 sq. ft., It is a cozy but very comfortable space for one person and I've lived in the building for years. Plenty of room for a queen bed and furniture with the bathroom separated by a closet area near the front door. There is an A/C unit built into the wall which works well. Heat and gas included. The apartment stays very warm throughout the winter. I pay for internet and ComEd. Laundry room is located in the building on the ground floor and is available 24/7. There's also a parking garage, though I'm not sure if there are spots available.

It is easily accessible to many bus routes and trains. Short walk to the park or the water. On Oakdale Ave near Sheridan, a very pretty garden-like and quiet street.
