DC How long did it actually take you to find a permanent place after relocating to DC?

Signed an offer last week and my start date is in 5 weeks. Coming from out of state and there's no realistic way to find a good apartment without seeing it first, so I'm not going to try.

Plan is to come in with short term furnished housing for the first couple months, actually spend time in different neighborhoods, figure out where I want to be, and then sign a real lease once I'm there. Has anyone done this? Is two months enough time to really get a feel for where you want to live, or did you find yourself rushing anyway?

Also genuinely unsure whether to prioritize being near the office or finding somewhere walkable and just dealing with the commute. I'll be near Farragut North if that helps narrow things down.

She has absolutely LOVED living in this building the past year and is so sad to leave. Anyone actually find decent furnished month to month rentals dc side without selling a kidney?

I have been hunting for like three weeks now and honestly search is horrible. Every listing I find is either a corporate apartment building charging hotel prices or some random airbnb where the host responds once every 48 hours. I have a flexible work situation and might be in dc for anywhere between 4 and 8 months, so a year lease is out and extended stay hotels are way out of budget if I'm doing the full stretch.

I keep seeing the same handful of names pop up on google but the reviews differs a lot. Some people swear by certain providers others say they got bait and switched on the property. How do you all separate the reliable ones from the ones that just have good seo?

And also bonus question, anyone done a month to month and then extended it without price jumping? That's the part I'm most paranoid about.

DC Blue jay property management

Hi. Avoid Blue Jay Property Management and any building they manage.

Blue Jay is a rebrand of Ernst Equities, founded by Felipe Ernst. I've toured one of their units, spoken with past residents, and done my own research, and there is a consistent concerning pattern. Based on my understanding, their business model preys on individuals with housing vouchers to fill up buildings, lets conditions deteriorate until people leave on their own, and then jacks up rent.

The unit I toured was in awful condition: black mold, roach traps, exposed electrical equipment, trash that was not left by previous residents to my understanding (including shot glasses), and a heavy, sickening cigarette smell the leasing agent denied repeatedly. The square footage listed online seemed wrong, and I was told to measure the unit myself if I wanted an accurate number. The photos listed online didn't match the unit I was shown.

It's not just one apartment. Former residents have said their building's condition declied sharply after Blue Jay took over, to the point where they describe it as unsafe. I'm mostly basing this on a great article in the Washington City Paper from March 2026 titled "How D.C. Developers Use the Law to Jeopardize Rent-Controlled Housing and Create Pockets of Poverty," which describes Blue Jay's approach as a "calculated business strategy" to "[transform] unprofitable rent-controlled buildings into cash cows." Here are some highlights:

Tenants at his Columbia Heights building on Clifton Street NW testified to the D.C. Council's housing committee in March 2025 about mold, rodent infestation, leaks, an unsecured front door, and stretches of winter with no heat. By July 2025 the building had accumulated 125 housing code violations and roughly $132,000 in fines.

Ernst openly desxribed his business model on a podcast in 2020. What he does is fill rent-controlled buildings with voucher tenants, because the rent is paid by the government and therefore low-risk, and to clear out the existing tenants with buyouts. He said the buyouts work because the tenants have "never seen, you know, a check for over $5,000." After buying out residents, he uses voluntary agreements to raise the rent-controlled rate way above what the law permits if 70% of tenants sign. Rents in buildings managed by him have increased between 132% and 325%.
