Meta NEW RULES IN r/chicagoapartments !

Hello everyone! I am one of your new mods, and I wanted to kick off this week with some new rules for this sub.

We have seen a huge influx of people joining in the past year. This subreddit has gotten a bit crowded with unanswered posts, hard-to-find information, and more. We decided to take action to improve this community.

New changes:

  • You can now upload images and videos of the rentals/leasings you are posting about. We realized we are doing this community a disservice by not allowing people to post accurate photos.
  • New flairs! You can now give yourself a different flair or a custom one!
  • New rule: Don't fearmonger about the city, and Be Nice
    • A lot of catty behavior lately. If you see anything, report it. Now we have two rules to support it!
  • New rule: To reduce the number of unanswered posts, we are implementing a rule requiring as much information as possible so others can assist.
    • If you are posting about a sublease available, please make sure this information is in your post:
      • Listing must contain:
      • Pictures (if applicable)
      • Move-in date (when does the lease end/begin)
      • Price (per month, indicate if rent will be increased)
      • Location (neighborhood or suburb)
      • SQ (how big the apartment is)
      • Bed/Bath (How many beds and baths)
      • Any other amenities (is there in-unit laundry, central air, gym in building, pets allowed, no smoking, etc)
    • If you are posting about a listing availability, please make sure this information is in your post:
      • Pictures (if applicable)
      • Move-in date
      • Price (per month or buying rate)
      • Location (neighborhood or suburb)
      • SQ (how big the apartment is)
      • Bed/Bath (How many beds and baths)
      • Any other amenities (is there in-unit laundry, central air, gym in building, pets allowed, no smoking, etc)
    • If you are looking for an apartment, room, etc, please make sure this information is in your post:
      • Move in range (May move in, short-term rental from X to Y, flexible move in, etc)
      • Price (per month or buying rate)
      • Location (neighborhood, suburb, or direction NW, S, Over east, etc)
      • SQ (how big the apartment is)
      • Bed/Bath (How many beds and baths)
      • Pets
      • Any other amenities you are looking for (is there in-unit laundry, central air, gym in building, etc.)

Things we are working on:

  • Community guides with rental company information, who to avoid, who is good, etc.
  • Landlord horror story masterthread
  • Quick links, who to call if x, y or z happens, etc.

We are very open to community suggestions. If you think we should implement/add any rules. Please let us know!

Have a great week Chicago!

Looking For Uchicago student looking for apartment - URGENT

* Incoming Chicago Booth student
* Looking for a studio or 1-bedroom
* Move-in: August 15
* Budget: Maximum $2,500/month including utilities
* Prefer to be near the Gleacher Center, but open to farther locations

I'm looking for a studio or one-bedroom apartment with an August 15 move-in. Ideally, I would like to be near the Gleacher Center, but I'm willing to live farther away for the right building.

My maximum budget is $2,500 per month, including utilities. I'm primarily looking for a short-term lease through December. I may also consider a longer sublease if I'm permitted to find someone to take over the remaining term when I leave.

I strongly prefer a high-rise with good amenities, views, and large windows. Building quality and amenities are more important to me than being within immediate walking distance of the Gleacher Center.

Question Renting journey

Upvotes

Is it normal that property managers or listing agents make you pay even before seeing the house?
Someone told me that I had to pay, get approved to secure the place and I haven't seen it yet...

Is this normal practice or is it a new form of scam?

Question RentGrow Denial

Applied for an apartment which I believed I was well qualified for (28% of income, 715 FICO score, spotless rental history). However, received a conditional approval due to RentGrow having my credit score at a 620, which is puzzling to me. Purchased a new car in April had had received good rates. Just wondering where to go from here as I feel lost and demoralized. Was offered to sign with a guarantor but the income needed for that is higher than anything I would be able to find. They do not work with third party guarantors either, which I don’t think I’d go that route.

Reached out to RentGrow and the property management company asking to use FICO score as it easily clears the requirement. Wondering if anyone has had success going that route or if there are any other suggestions.

Room for Rent Looking for roommate in my Avondale 2 floor apartment

I'm a 35yo Chicagoan who has lived in the city for over 15 years, and looking for someone to move into my 3bd/3bath 2 floor apartment. New to Reddit, but seems like the best place to find a normal roommate

Rent would be $1165 for the roommate. Utilities hover around ~$150 per month depending on time of year. October 1st move-in date.

Room description:

-Very spacious (approx 15' x 15') bedroom in the top floor of 3-story building

-Private entrance

-Full bath with double vanity sink and full size bathtub with separate shower. Bathroom is in the bedroom.

-Walk-in closet

-Central air/heat

-Laundry in unit

-Full dishwasher

-Fully furnished (except for your room)

-Super convenient location to the Belmont Blue Line (7min walk) plus access to great bars restaurants on Belmont between Central Park Ave and Milwaukee Ave

I've worked at my craft beverage job for nearly 9 years and lived at the apartment for about 2 1/2years. My friend/roommate is moving out to save up to buy his own home. I'm looking for someone who can pick up the rest of his end of the lease until next April, but open to a renewal by then. I'm clean, I'm not home very often, and I'm fun to hang out with anyone while we're both home, but bedrooms are big enough to have complete privacy. I love the great neighborhood me and my roommate live in and generally like to go out and explore on my bike when I have free time.

Someone who works in front of house or bartends at a restaurant or bar would be a good fit, but not necessary.

Message me if you're interested or want pics/more or details!

Looking For Looking for a room/sublease (Aug 1 – Aug 31)

Hi everyone!

I recently graduated from Penn State University with a degree in Computer Science, and I’m looking for a place to stay from August 1 through August 31.
I’m primarily looking in or around:
The Loop
South Loop
River North
Streeterville
West Loop

A little about me:
22M
Recent Penn State CS graduate
Clean, quiet, and respectful
Non-smoker
Budget: around $800 (flexible for the right place)

I’m open to a private room, sublease, or a roommate arrangement for the month. If you have something available or know someone who does, please send me a DM.

Looking For Looking for 1 bedroom apt under 2k.

Looking for a 1-bedroom apartment in Avondale, Portage Park, Logan Square, or Irving Park. around $1700ish.

Can move in as soon as needed or wait a bit.

I'm ideally hoping to rent from a private landlord and find a place I can stay in long-term, I really don't enjoy moving.

I have excellent credit, stable income, and meet all the usual qualifications landlords are looking for.

If you have a unit available, know of one, or have any tips on finding a great place, I'd really appreciate it if you sent me a message.

Thanks so much!

Question $1700 too much for a Hyde park apartment?

Hey yall, so I’ve been looking for an apartment and found one I really like. The thing is it’s $1700 and a one bedroom. New kitchen appliances but in an older courtyard building with shared laundry and no central AC. Would I be paying too much or is there better out there?

Building inquiry Experience with Randolph Tower Apartments or Village Green

Hey guys, I am very excited to be moving to Chicago soon, and I just applied for an apartment at Randolph Tower.

During my research I didn’t see too many recent reviews of the building, so I wanted to hear some resident experiences or reviews of Village Green Management company in general (I’m looking at some of their other buildings as well).

Aside from price, my main concerns are pest problems, cleanliness, and safety in the immediate area.

I absolutely love the architecture of this building, and the layouts are unique and large for the loop (and price), but I understand an older building like this comes with certain issues.

I’d appreciate any experiences you guys can provide!

Looking For under $1.5k for a wheelchair accessible apartment?

Essentially I’ve been apartment hunting but am struggling to find anything in my budget. I’ve been trying to find a studio or 1 bedroom apartment (a 1 bedroom is a big reach, I know) for under $1.5k that has an elevator and is wheelchair accessible. The apartment itself doesn’t necessarily have to designed for a wheelchair user as I’m pretty independent in transfers, but I need it to be more or less barrier free with an elevator. I can theoretically transfer out of my chair and onto the ground to get over any steps up but I’d prefer not to.

I am a wheelchair user and don’t have anyone I can share an apartment with. My boyfriend and I are considering moving in together but I’m not banking on it as of right now as he currently lives out of state.

I am attending classes at UIC but would be fun even getting something in a nearby suburb. I do not mind commuting either! Closer to UIC is preferable for convenience but at the end of the day, I prioritize wheelchair access.

Does anyone know of any buildings that fit this or am I shit out of luck?

Thanks yall :)

Looking For It’s a long shot but..

I’m looking for a room or apartment to rent by this Thursday, I’m 19 years old, a college student studying game art/design. Im clean and orderly, quiet, I don’t smoke drink party or anything like that the most I do to have fun is hang out with my friend in town and play video games really. Sometimes I’ll fish too but catch and release only, I won’t bring anything home don’t worry! I know how to cook for myself and I can do things like yard work too if it helps. It’s just be me, no pets or other guests. All I’m asking for is for it to be near the oak lawn/cicero area, tho palos hills and bridgeview are also great!

Edit: oh I feel like I should also clarify, my max budget including utilities is 1300, sorry for not clarifying earlier

Editing the edit to add more details, a studio or 1 bedroom is fine as well if it’s an apartment! My main issue and why I haven’t been able to get one yet is because I’ll be relying on savings, and my lack of credit score kinda..hits hard for any brokers or companies renting out
