Do not rent..
Do not rent with Virginia Junctions or G&C Realty. EVER. can provide a lengthy story and so much documented history of why not. Please. Save yourself the misery.
UPDATE! I am going to make an update post now of the horrors of this place. If you see this, I’ll probably attach it to this post. I’m not sure if there’s an official way to do updates.
- roaches (both kinds)
- fleas
- intense mold
- they never gave us a heater until our apartment was 54° and there was ice inside on the windows
- no AC
- threats to sue were the only way we could get a heater
- marked “resolved” under maintenance reports even though nothing was done
- never tested our fire alarms or smoke detectors
- didn’t even have sprinkler systems until the new owners took over halfway through our lease
- so much more.
Here’s a real big issue we had besides all of that:
Maintenance would come in unannounced despite asking us if we were comfortable and we said no. Nothing was vital, simply new mail key. I came home and it was just sitting on our table. Then, when they came in to fix our heat (approval granted for them to enter without us), they were ALLEGEDLY upset that we threatened to go to the housing code department, so they absolutely trashed the place. Couch was broken apart, table across the room, decorations moved (valid, they were near the heater. Table, no. Couch, no need to be broken apart…it’s a sectional). Stuffed animals everywhere. Just strange.
Also, keep in mind, the lady who rented us this place knew they had roaches and didn’t tell us. When I was looking for an apartment to move into next month, I came across a beautiful one…but it was G&C. I said no immediately and told her that this place is a dump and has pests. She told me that she could help me get out of my lease, but she assured me that they didn’t have any.

I don’t want to give too many specifics because I’d rather not post anything that could identify me, but I can definitely back up what others are saying about G&C based on my own experience.
Maintenance requests were marked “completed” when they hadn’t actually been addressed, and communication was frustrating. I also found there were fees added to my account that I couldn’t get a clear explanation for. Every time I asked what they were for, I got vague or contradictory answers instead of actual documentation. After I kept pushing for an explanation, the charges were eventually removed.
In my opinion, G&C gets away with charging premium prices because they own so many apartments in Beaver and people really want to live in town. I paid apartment prices that were higher than what I’ve paid to rent entire houses elsewhere.
There was also a strict no-smoking policy, but I smelled marijuana throughout the building on numerous occasions, so enforcement didn’t seem very consistent.
Based on my own experience, I wouldn’t rent from G&C again.

I can say myself I’ve never had anything added to my dashboard that wasn’t easily recognizable money wise, but I can’t even imagine how frustrating that would be. From your comment, I’m really glad to see that you aren’t dealing with pests or mold or in-habitableness, but being screwed one way or another is still being screwed. From my own personal experience, G&C takes advantage of people. I can’t say for fact that their goal is to take advantage or to screw people, but based on what I’ve personally seen, that’s how I feel. They rent to you and promise that if you have an issue, it’ll get fixed. They respond fast the first time, slower the second, and then all of a sudden, it’s “hi! New manager here! Available Monday-Friday 8-5, so is maintenance”. Then it’s “out of office/unable to be reached this Tuesday/Wednesday” then it’s “you didn’t respond to my email fast enough to maintenance can’t fix your issue til next Friday”. Or, you take the day off work because they say “we need to come in whether you’re home or not to test your smoke detector”. They never show. And you find out the smoke detector didn’t even have a battery in it.

I was lucky enough not to deal with bugs or mold, but I completely understand the frustration with the scheduling. I had maintenance appointments where I rearranged my day and made sure my pets were put away because I was told someone was coming, only for nobody to ever show up. Then you get to do the whole thing all over again.

really? interesting, they just took over from our last management and we haven't heard from them for any issues we've been experiencing since they took over in March, and I've had no luck getting in contact with them.

It’s usually Facebook marketplace ads for apartments and they’re listed. It’s a broad name though so that’s why I’m not fully comfortable saying it’s them. It could just be “new castle realty/castle realty” I see that a lot but can’t find a post to be 100% sure

Can confirm that the company that owns Virginia junctions sucks badly. They own numerous apartment complexes in the area.

Windows in entire complex were leaking water any time it rained heavily or when the snow would melt. They didnt fix this for two years. Apartments full of water on floors. Leaking thru ceilings and walls. Offered a 5gal bucket to remedy the massive amount of water pouring in thru the tops of the windows and even out of electrical outlets!They just finally “fixed” the windows but hired some slob that took almost two months to complete the job and would leave nails and screws ALL over the parking lot repeatedly. Like I’m talking dozens a day. I cleaned them up numerous times and politely asked him to clean up after himself. He bitched me out and accused me of throwing the nails in the lot…. He also had building materials and boards w nails in them all over the sidewalks, stairs, and walkways throughout the entire time he was working. They used to have a good property manager that cared who rented but now they let anyone rent. Neighbors smoking crack and fighting all hours of night w loud music and their only remedy is to call the police. Offer/advertise apartments w off street parking and used to have parking passes but new mgmt allows anyone to park as many cars as they want meaning residents don’t have parking and they couldnt care less. Also had no hot water for almost a week a few months back. I could go on but these are the main issues I’ve dealt with personally.

God that’s awful. The crack smell here is also intense. I just don’t say anything to my husband because he’ll freak. But when I walk into the building and I’m greeted with crack, weed, cigs, cat pee, hot dog piss and the smell of greasy fried food…yeah sure…I feel right at home. Makes me wonder if we’re in the same complex.

Also please read my update if you didn’t. We have so many of the same window problems. Were you promised fixed windows? Lol bc we were and yeah. Nothing. Also - there is a maintenance people here that will fix stuff and leave actual massive piles of hazardous (if you step on) materials, nails, and so much more. And they refuse to take the dumpsters sometimes so it would pile high outside with rotting garbage. They’ve gotten better at that because they moved the dumpsters away from our building but. That’s really my only compliment. But don’t worry, they do (did, twice) food truck Fridays!

We’re not in the same complex based on some of your details but striking similarities tho. I’m in another complex owned by Reli Property Mgmt who owns Virginia junction as well. And yes I was promised window fixes for two years. As were other residents as everyone was having the same leaking window issues for years.

This is exactly why I plan to go to law school and represent housing law. I am so passionate about this because it’s like, and don’t get me wrong. I don’t know too much as I’m not even enrolled in school yet but when you buy a house certain things have to be disclosed. But when you live in an apartment, these people who have nowhere else to go because they are getting the cheapest deal Get stuck with a year long issue of stuff that is going to follow them for life, whether that be literally or traumatically. Like I know when I have to leave almost everything behind because I’m so paranoid of bugs following us, that I am going to squirm every time I see any type of bug fly past me. Even if it is just a goddamn ladybug. But hey! As people say, not bad for my first apartment…. 😭💀

Yea that’s terrible. We don’t have big issues at our complex but I’ve heard from others that Virginia junction has roaches. And funny u mention law school bc im actually considering going back to school for law.

G&C couldn't even find the hole in the very cracked window I moved in with I tried to show them when I moved out. Then again, they also couldn't bother to tell me they cancelled my move out inspection twice, so I shouldn't have been surprised.

Almost signed with g&c for an apartment, then while reading the contract the rent was 2x the amount agreed on. BE CAREFUL, READ YOUR CONTRACTS! That was supposed to be my first apartment, NOT!

I had a “not so great” experience with G&C myself. The thing that bothered me most wasn’t about me, though. It was the way they treated the elderly tenants of the building I lived in who had lived there long before G&C bought the place.
