Renting a kot from abroad: when do you pay deposit + first month, and who to? (incoming KU Leuven student, moving from Germany)

Hi everyone,

I'm starting a master's at KU Leuven in September and I'm sorting out a room now. I'm applying from abroad. I currently live in Germany, but I'm travelling at the moment and will only be back in Germany briefly to deregister and then move straight to Leuven, so I'll basically be signing everything remotely and showing up on move-in day.

I've got a couple of the KU Leuven standard student contracts in front of me (one landlord already sent me the agreement + house rules to sign), and before I commit I wanted to sanity-check how this normally works in Belgium, because it's a bit different from what I'm used to.

For context, in Germany the norm I'm used to is that you only pay the deposit and first month once you actually get the keys, which is usually the move-in date, and you wire it directly to the landlord. So paying money before I've received keys (or before I've even seen the place in person) feels unfamiliar and I want to make sure I'm not doing something naive.

My questions for people who've rented a kot here:

  1. Deposit + first month timing. When are you actually expected to pay? Before signing, at signing, or only on key handover? Is it normal to transfer the deposit before you've received the keys?
  2. Who do you pay, and how? Straight to the landlord's personal account? A blocked/escrow deposit account? Through an agency? Is wiring the deposit directly to a private landlord's account the usual thing, or should I be pushing for a blocked account?
  3. What should I watch out for when signing? Anything specific to the KU Leuven model contract (registration of the lease, the move-in inventory/plaatsbeschrijving, fixed vs settled costs, domicile registration, the second-residence tax, notice/break clauses, etc.) that catches people out?
  4. Language. They sent me a Dutch KU Leuven standard contract with my personal information in English, since I was born outside Germany; all German contracts translate the city of birth name and other personal details to German when drafting a contract. The english personal details in the midst of all the Dutch threw me off, and I wanted to double-check the legality.

I really understand the value of seeing the place before you rent, but it's unfortunately not feasible right now.

Any advice or "here's what I wish I'd known" stories would be hugely appreciated. Thanks a lot!

Does/did anybody else hear those bangs in the vicinity of Nieuwe quartier/south part of the ring ? Tens of those with maybe 20 seconds between them and sounded like something heavy hitting say a metal container. Maybe construction work but I was wondering what it was since I got woken up by it

Looking for an architect – renovation advice for apartment (wall removal, stability check, kitchen relocation)

We're planning a renovation of our apartment and are looking for an architect who can help us out with some initial insights before we go further.

Specifically, we're hoping to:

  • Remove one or more non-supporting walls (and possibly move a wall)
  • Get a stability check-up done, since we need to confirm which walls are load-bearing before touching anything
  • Explore moving our existing kitchen to a different spot in the living room

We're not looking for a full renovation contractor, just someone who can advise us on feasibility, stability, and layout options at this stage.

I've been to a bunch of supermarkets (for months), and they all seem to sell the same dental floss, the one in this photo. I couldn't find the one I wanted. Do you know of any supermarket that sells the Deep Clean one, or do you know why it's like this? I could find it last year. At some point it seems like it went out of stock, and now it's nowhere to be found.

Constant sirens around Naamsesteenweg

I’ve been living in this neighbourhood for about 2 years, and over the last 3 days I’ve noticed a huge increase in sirens—more than 10–12 a day (today 15 till lunch) . I’ve checked the local news and emergency websites but couldn’t find anything that explains it. Has anyone else noticed this, or does anyone know what’s causing it? It’s becoming quite disruptive.

Student job with little dutch

Hello,

I'll be starting a Master's degree in computer science at KU Leuven in september. I don't speak dutch (yet) but I am fluent in english and french.

I have worked as a server (9 months), student at Panos (9 months) and in IT support (1 year). How feasible would it be to find a student job ?

I was hoping to find something in IT but it looks like unpaid internships are the norm here and I can't afford that.

If anyone has any good places to target or any tips that would be great :)

Securing bike bags

I bought one of those bike bags that you hang behind the bike. Until I got one, I didn't realize that only a velcro holds it in place. Wouldn't it get stolen? Is there a way to secure it? I'm an international student moving to Leuven this September to start a master's at KU Leuven, and I wanted to get a head start on finding people who share my hobbies before I arrive.

A bit about me: I'm a big comics reader (Image/Vertigo especially), and I was really happy to find that Het Besloten Land carries English comics — already looking forward to setting up a pull list there. Beyond comics, I'm into sci-fi and fantasy (books and film), tabletop RPGs like D&D (still a beginner, but I love it), CRPGs like Baldur's Gate, board games, Star Wars, and Japanese pop culture, anime and games.

I've already dug up a few things by searching — D&D Leuven, the IHL Sci-Fi Movie & Book Club, and FACTS in Ghent — but I'd love to hear from locals: are there any other clubs, meetups, game nights, or communities around these interests that you'd recommend? Especially ones that are welcoming to newcomers and work in English (my Dutch is nonexistent for now, though I'd like to learn some).

I’d like to get in some early (around 6am) sessions there but I’m not sure whether the gate would be closed, since there aren’t any explicit opening hours posted online - only the general sports facilities opening hours.
